PLUCO / Project selection

Select projects with substance.

A residential property investment starts with a specific building and the people who will live in it. Selection depends on how location, residential quality and the project concept fit together.

Think from the resident’s perspective

Consider the home through its future tenants’ daily lives: Is the layout practical? What are the light and room proportions like? Is there suitable storage and convenient access? Record which households the home is intended for and which features matter to them.

Understand the whole building

The home includes the roof, façade, building services and communal areas. For an existing property, documented condition and upcoming works matter. For a new build, consider the specification, quality of execution and construction progress. A viewing and assessment by suitable specialists help answer open questions concretely.

Bring documents and responsibilities together

Assign clear contacts and a traceable document status to the project. Depending on the property, this includes plans, specifications and energy information. For an apartment, the declaration of division, budget and owners’ association resolutions also provide insight. Ask who resolves outstanding points, which claims are already supported and which steps remain.

Assess the selection financially

This picture forms the basis for a property-specific assessment: purchase price and acquisition costs, existing or plausibly justified rents, running costs, maintenance and financing. Also examine how vacancies or additional works could be funded. The calculation thus relates to an understood project and transparent assumptions.

Record a reasoned decision

Summarise the selection in a few sentences: Who is the home suitable for? Which quality is evidenced? What remains to be clarified before a decision? For distribution partners, this creates a clear basis for discussion that relates to each investor’s goals.
